Abbey Ridge Retreat is a 1700 square foot red brick one level cottage with all amenities available year round. Our view is the central attraction of this seasonal rental. It’s always spectacular, but at sunset the sky can display colors even an artist would have problems capturing as it changes from moment to moment. If you enjoy a vigorous walk for exercise it’s exactly 1 1/2 miles round trip from the top to the main road. The house features motion sensor lights on all sides to light your way and ambiance lighting using solar lights on the front entrance walkway and the rear of the property to light your way and set the mood. Enjoying a gas log fire inside or just sitting in near darkness on the deck watching for shooting stars on clear summer evenings with a suitable beverage is a Master Card 'Priceless' moment. This quiet abode is ideal for romance as there is complete privacy on our cul de sac.
Whatever outdoor activity, attraction, entertainment, restaurants or shopping interests you in WNC it’s easily available within a 10-60 minute drive. To learn what’s happening locally call the Henderson County Tourist Bureau at 800-828-4244 or visit them on 201 South Main Street in Hendersonville. The house has great cell reception and a Wi-Fi network. There is fully equipped kitchen & fridge with ice maker.
Abbey Ridge is located 5 miles west of Hendersonville on Hwy 64 West in the Horseshoe/Mills River Communities. There is easy access to the property via a paved two lane road, but winter visitors should be advised snow and ice are frequent visitors from November thru March. We recommend “four” or “all wheel drive” vehicles for a winter visit. At least one guest must be 25 years of age unless all guests are 21 years of age or older. Abbey Ridge is on one level making it accessible for wheel chairs though assistance may be needed. The property is in a virtual mountain forest with Oak, Pine, Cedar and Maple trees, but close in there is a grass lawn with Mountain Laurel and Azaleas for greenery. There is wildlife with turkey, squirrels, raccoons, opossum, deer, humming birds and there are stories of bear sightings. There are “once in awhile mosquitoes“ spiders and reptiles so watch where you walk or put your hands.

Property Rules

RENTAL RULES
1. SMOKING IS NOT PERMITTED INSIDE HOME AND OUTSIDE ONLY USING APPROPRIATE SAFE DISPOSAL METHODS IN GARBAGE.
2. People other than those in the Guest party set forth above may not stay overnight in the property. Any other person on the property is the sole responsibility of responsible Guest.
3. Abbey Ridge Retreat is privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities due to the carelessness or irresponsibility of or by guests. The homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
4. Keep the property and all furnishings in good order and reasonably clean. Use appliances for their intended uses only.
5. PETS are permitted only with prior approval and the Pet Addendum signed. 
6. Parking: No more than 3 Vehicles are to be parked in designated parking area. Parking on the road
is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing
fees are the sole responsibility of the vehicle owner. Large recreational vehicles, large
trailers or 5th wheels not permitted..
7. Housekeeping: There is no daily housekeeping service. Linens and bath towels are provided unless guest opts out of having linen and towel provided by owner to receive linen discount. With linen discount only guests staying 5 days or more may have access to W&D. Guests should keep home reasonably clean and remove muddy and wet footwear. Please don’t keep fish in the refrigerator. There is a large cooler in garage for use.
8. Fireplace: The fireplace is a non-vented propane gas log fired firebox. Please do not throw any paper or other combustible materials in the fireplace or attempt to cook anything. Turn fireplace off, including pilot light, if unattended and never leave on during sleep time. See operating instructions by fireplace opening.
9. Water and Septic: The cottage is on a well and septic system. The well is 400 feet deep and water is potable and tastes great by owner’s experience. The septic system is very effective; however, it will clog up if improper materials are flushed. DO NOT FLUSH anything other than toilet paper and natural human waste. If a blockage occurs as a result of improper materials being flushed you may be charged the cost of clearing line obstruction. These are low volume flush toilets so hold handle until all water in reservoir has been flushed.
10. UNDER AGE COMSUMPTION OF ALCOHOLIC BEVERAGE OR USE OF PROHIBITED OR ILLEGAL DRUGS ARE NOT PERMITTED. RESPONSIBLE GUEST WILL BE RESPONSIBLE PARTY IF SUCH ACTIVITY OCCURS
11. Storms: Until there is an imminent winter or tropical storm warning by authorities and/or a mandatory evacuation order in a "Tropical Storm/Hurricane or Severe Winter Storm Warning” is issued are refunds of any unused balance of guests currently registered or guests anticipated to arrive during such an event to be expected. Owner may insist guests depart or not arrive if owner considers Abbey Ridge Retreat is not or will not be suitable for habitation due to potential loss of utilities and/or road closing due for acts of God. Such contingencies will be communicated between guests and owner to acknowledge safety first and financial settlement secondary. No refunds will be given for normal winter weather that includes snow, ice, black ice etc that occurs often in the mountains from Thanksgiving to mid-March. We highly recommend four wheel or all wheel drive vehicles or have chains available during the snow months because mountain roads can be steep, curvy and/or not maintained and weather unpredictable.
12. THIS IS NOT CONSIDERED A LONG TERM LEASE AND BY SIGNATURE GUEST ACKNOWLEDGES TEMPORARY USE OF PROPERTY FOR NO MORE THAN ____________ DAYS AGREED WITHOUT A WRITTEN LONG TERM RENTAL CONTRACT AND WILL LEAVE ON AGREED DEPARTURE DAY UNLESS OWNER AGREES TO EXTEND RENTAL PERIOD.
13. Responsible guest will provide copy of government issued photo ID with a street postal address with this contract. Guests using linen discount will bring pillow cases, towels, fitted and loose sheets for king, queen and a double (full bed) futon. We provide mattress covers, pillows, blankets/comforters, table cloth, kitchen towels and certain areas including 1 or 2 bedrooms may be secured for owner’s personal property if not included in the lease. Use of rental address to start mail delivery or residency is forbidden.
14. If either guest or owner seeks a legal means to settle any dispute than small claims court located in Henderson County, N.C. has jurisdiction before parties seek legal redress vis a vis small claims court, arbitration and/or mediation before a legal suit is considered.
