Here you will feel comfortable from the minute you walk thru the door. Our spotless clean ( we pride ourselves on this!) very comfortable, 3 bedroom, 3 bathroom split floor plan, is just what you need to relax and enjoy your Florida vacation. You will love the open floor plan and the view that takes you right out to the pool. Grab a beverage and look around!!
* Totally redecorated home- everything is new
* 1 Master suite and 1 en suite, which provides privacy for 2 families. Both these rooms have direct access to the pool. The hallway area of 2 bedrooms and 2 bathrooms can be closed off from the living room by shutting a pocket door.
* Huge open living room with one whole side ( over 20 feet) of sliding glass doors, that opens to the lanai and invites the outside in!
* The living room has 2 leather reclining sofas, and a new 55 inch TV.
* The master bedroom has a beautiful master bathroom with his and her sinks, bathtub and walk in shower. New 40 inch tv. 2 sliding glass doors open to the pool. The other 2 bedrooms have new 32 inch flat screen TV's. Full cable & Internet thru out the house. House can sleep 8, using a Queen size Aero bed that is available. All rooms have ceiling fans, including the lanai.
* Dual Heating for our pool so it's always warm. Solar and a Heat pump. A very spacious pool area & lanai with all new out side furnitue: dining table , 32 inch TV, new grill, outdoor shower and several lounge chairs for relaxing in the sun.
* Total privacy behind the house. Our pool area also has privacy screens on the sides, so it is very private. You will enjoy all-day sunshine in the south-facing pool area, while gazing upon the lush tropical landscaping which surrounds the villa.
* 4 bikes in the garage for you!

Villa Frankonia is located on a newer street on White marsh and is within 10-25 minutes from 3 beautiful beaches. The Rotonda is surrounded by 5 championship golf courses, and 3 more close by. This house has everything you need, bikes, grill, coolers, beach chairs- everything!! There is lots of shopping in the area Publix, Sweetbay, Winn Dixie, Bealls, and Walmart, within a short drive.
Englewood Beach: Boardwalk, Rest Rooms, Showers, Picnic Tables, BBQs, Kids Playground, Volleyball, Horse Shoe Toss, Excellent Beach for Swimming, Walking and Shell Collecting, Restaurants 50 yards from Beach. Flounders is a great restaurant across from the beach with live music.
Englewood Middle Beach, (Blind Pass): Beautiful scenic coastline ideal for swimming, fishing and shell collecting. Rest rooms and showers. Free parking. Flounders is a great place to eat and live music every day.
Venice Beach: nice beach for looking for shark teeth. Sharky's on the Pier is a great place to eat.
Stump Pass: Over one mile of beach, excellent for swimming, walking and collecting shells.
One of the most beautiful beaches in the world is only 40 minutes away. Siesta Key- white powdered sand. A MUST SEE!!
Manasota Beach: This 14 acre stretch of beach and sand dunes has BBQs, picnic tables (sheltered), Rest rooms and showers, board walk. The beach is approx 3 miles north of Middle beach in Englewood.
Boca Grande & Gasparillo Island: A scenic drive to three beautiful beaches in a gorgeous location. BBQs, picnic tables, rest rooms and showers. $6.00 to go over to the island, but worth every penny!
Rotonda west is southwest florida's best kept secret offering top quality country club golf courses. Rotonda west and surrounding in southwest florida's luxurious gulf coast offers miles of not so crowded beaches. The area offers exciting deep sea fishing and boating, exotic wildlife and numerous attractions. Many exotic and beautiful birds call rotonda west home, as it is a designated bird sanctuary.
You can check out the warm mineral springs in north port, fl, it is only about 30 minutes away. Warm mineral springs has easy access to swimmers and is surrounded by green law suitable for sunning, lounging and visiting. The spring water has the highest mineral content of any spring in the united states.

Exactly what I wanted! This home is wonderful. Sitting in the lanai having morning coffee listening to the local birds and wildlife waking up was pure perfection. A quiet neighborhood not too far from so many good eateries, grocery stores, athletic clubs. Everything you could possibly need or want in a 10 minute drive. Top it off with the Sandy beaches of the Gulf less than 20 minutes from the front door. Oh, did I mention the golf courses? Several good courses to choose from "right around the corner". We will definitely be returning. We've stayed in other locations and this by far is #1!

We did last minute reservation with Judy just two days before departure to Florida. Everything worked exactly like we were hoping. Judy was very helpful and after 15 minutes phone conversation with her, it started to feel that there is nothing to worry about. Villa Frankonia was beautiful and located in peaceful area far away from crowded tourist areas. There is lot of breathtaking nature and beaches just 30 min drive from Rotonda West. Our favorite spots were Stump Pass Beach State Park and Boca Grande. Manasota Key beaches are also awesome for shark tooth digging :) Villa itself was more than we expected. Everything was so clean and in so good shape that it felt more like real home. Every bed room and lanai has TV and there is adjustable bed in master bed room. Our children enjoyed a lot nice pool in the lanai. Actually it was the first thing that came in our children's mind when we asked what was the best thing to do in Florida. Neighborhood was very quiet when we were spending our Thanksgiving vacation 2017. My whole family enjoyed the peaceful atmosphere at villa after beach days. I think that Villa Frankonia might offer one of the best price/quality relationship in south west Florida for the people who wants to enjoy the exotic nature and non-crowded, but beautiful beaches. My husband and I just returned from a fabulous vacation, staying at this lovely home! We have rented properties for many years and we have never stayed in a place as well equipped and as comfortable as this home. The enitire experience was terrific. From the time we initiated the request to rent, until the time we left the property, the owner Judy could not have been more accommodating. She really made everything effortless for us, answering questions in a quick and friendly manner. The house is appointed so nicely, you truly feel like you are home. We loved the open floor plan, decorations, the furniture and all the extras like the big screen TV, the lovely pool, tv in the lanai, bikes etc., were just ideal! Having had bad expereinces in the past, my husband and I jokingly said at the beginning of our visit, "lets make a list of what's wrong with the place"; like what's missing, is the place clean, is the place what it was advertised to be............WELL needless to say we don't have a defiency list for this property! It was just PERFECT!!! Highly recommend for a couple or family! Thanks Judy!
