This villa features a marvelous lighted Tiki Hut with refrigerator, ceiling fan, and plenty of space. You'll enjoy the waterfront view and maybe see an occasional manatee or dolphin swim by. With direct water access to the Caloosahatchee River 20 minutes away, and the Gulf of Mexico about an hour away, you'll find that this waterfront paradise is the perfect place for sipping drinks at the Tiki Hut, grilling steaks on the outdoor propane grill, or simply relaxing in the heated pool.

The oversized pool area features a large heated pool in a fully enclosed lanai. There are pool games and floats here along with a glass dining table that seats 6. You can relax in the two chaise loungers and have easy access to the pool bathroom located a few steps away.

This villa features many amenities. Enjoy relaxing in the family room with all new furniture featuring a reclining sofa, loveseat and separate recliner. Lean back in the recliners and enjoy cable programming on the large flat screen television with over 100 channels to choose from. Or pop a game in the Playstation 3 and have some video gaming fun.

The large living room, just inside the main entrance of the villa, features a comfortable sofa and another recliner. Perfect for diving into that favorite book or just relaxing. The living room has another sliding glass door that leads to the lanai and pool area. In the living room you'll find a beautiful lighted curio cabinet filled with nautical knick-knacks and Florida decor.

The master bedroom and bathroom have been completely redone and you'll find a cozy and romantic spot for rest and relaxation. The master bedroom features a King sized bed and white Florida style plantation furniture. A glass sliding door leads directly to the pool area. The master bathroom has undergone a major renovation and features separate his/her vanities, a large walk-in shower, linen closet, a newly designed California walk-in closet, a wall mounted lighted make up mirror, and a European style bidet complete with remote control!

The other three bedrooms are also very nicely furnished in Florida decor. Two of the bedrooms have a Queen sized bed and the remaining bedroom has twin beds in bright Florida nautical decor. Three of the four bedrooms have wall mounted flat screen televisions with remote controls. Additionally, all of the bedrooms have an alarm clock.

The main bathroom is a full bath and has twin sinks, a bath / shower combo and toilet. It is conveniently located between two of the bedrooms and also includes a hair dryer. The third bathroom is a half bath located in the enclosed lanai and within quick reach of the pool or Tiki Hut.

The kitchen is bright, spacious and fully equipped. Plenty of counter space surrounds the island in the center of the kitchen. Appliances include a large side-by-side refrigerator, oven, stove, microwave and dishwasher. The kitchen also has a coffee maker and toaster. The cabinets hold plenty of dishes, glasses, coffee cups, silverware, pots, pans, and cooking utensils to serve 8 people. The kitchen also features a bar with two bar stools next to the dining room. Next to the kitchen is a large walk in pantry with plenty of space to hold your food and supplies.

The dining area is adjacent to the kitchen and has a large table with seating for 8. Next to the dining area is a double glass sliding door that opens the entire room directly to the pool area and enclosed lanai.

A utility room inside the villa (not in the garage) houses the nearly new front loading washer and dryer, along with a built in cabinet and utility sink. An ironing board and iron is also provided.

The driveway can hold 4 cars for parking.

The yard is meticulously maintained and professionally landscaped. Here you'll find a large variety of Florida plants, flowers and trees. There's even a lime tree in the back yard that you can pick from in season to garnish that margarita you'll be enjoying at the Tiki Hut!
