Set in a part of Tuscany that remains largely undiscovered and unspoiled, this villa is also conveniently within easy reach of Florence, Pisa, Lucca and Siena.

Fagnana was the first farmhouse on this large estate to be restored. It was then refurbished in 2004 to give it an updated feel and add more modern conveniences. It is set on very private, secure grounds and, being situated in the hills, provides excellent views towards Pisa and spectacular sunsets.

The accommodation is divided between the main house and the "Limonaia" annex (one double bedroom and bathroom with shower) which was once a barn. Both buildings are fully air conditioned/heated. The main house offers a well-equipped kitchen, dining room and very large living room. Doors from the kitchen and living room lead to an open terrace with charcoal barbecue, al fresco dining table for up to 10 people shaded by a large umbrella, and a further small table with 6 chairs. Just a short distance from this terrace are the steps down to the swimming pool (12m x 6m) which has a brick terrace, shady gazebo and 12 loungers.

On the ground floor you will find a large living room with open fireplace and comfortable sofas and armchairs, satellite TV and DVD player, and a small dining table. The fully-equipped kitchen includes an oven, large hob, microwave, dishwasher, large fridge-freezer, toaster, kettle, filter coffee machine, juicer and cooking equipment. Access to back garden and dining terrace is via the kitchen or living room. All upper floor bedrooms in the main farmhouse have access to a common lounge area with a TV and DVD player.
